Downtown office space is hard to come by. Willis found the perfect location in an existing multi-story structure in the heart of Birmingham’s business district, but it needed an overhaul.
The project involved the demolition and new construction of more than 16,000 sf of tenant space for the Birmingham Division of Willis Insurance Company. An aggressive schedule was the principal challenge. The space was demolished, rebuilt and delivered to the client to begin business operations eleven weeks after commencement. That feat becomes even more remarkable considering a discovery made at demolition. The minimal amount of space between the ceilings and the structure meant that major portions of the mechanical, electrical and plumbing had to be redesigned to fit existing field conditions. The resulting tenant space design uses low-rise cubicles and glass fronted individual offices, providing an extraordinary amount of daylight
