Getting the Most for Your Construction Dollar

Like many experienced construction companies, our team is well practiced in both Lump Sum and Guaranteed Maximum Price (GMP) construction contracts. Adding to these, we are now involved with projects requiring a different delivery method, the Agency Construction Management agreement. In most cases, this is a good choice when there are multiple entities at the table–either the project is funded publicly or under a 3Ps approach. On these types of projects, CM allows project delivery to be performed as a professional service.

As a construction manager, we assume many roles sometimes not found in a traditional contract, from detailed involvement on the front end, to comprehensive budgeting, all the way through public solicitation of trade contractor proposals, design review and contract negotiations on behalf of the owner. We then manage the project individual bid packages and soft costs for the client for a pre-determined fee.

Why our CM approach is working:

  • Breaking the entire project into multiple trade packages in lieu of one or two large packages allows the client to take advantage of the best market price for each trade.
  • We aren’t paper pushers. Our policy of staffing our CM projects with seasoned Field Supervisors provides boots on the ground to direct and engage in solutions in the project delivery.
  • Our services do not replicate and add another layer of cost to the trade contractors’ services.
