When it comes to retail development downtown, changing demographics and shifts in neighborhood amenities often drive change. The challenge is finding the right mix, coupled with support services so that the retailers get what they need and the guest gets the best experience. From the construction standpoint, building in urban environments means tight sites—measured in inches at times—in heavily trafficked areas. Off-site storage and laydown areas, as well as temporary road closure restrictions, almost always come with the territory. Materials delivery must be choreographed to the minute. While these projects may require more detailed management strategies, we believe the opportunity to bring a metropolitan site back to life, often in a second use, is well worth the effort.
